Canopy Lands is working on the first Neighbourhood Plan for Rolling Trails.

ABOUT

In 2004, the communities of Tower Trails and Rolling Range Estates were annexed by The Town of Cochrane for future urban growth. Prior to urban redevelopment proceeding on these lands, the approval of an Area Redevelopment Plan was required for the existing large country residential lots in the area to create a vision for the area and minimize any unplanned future development.

On June 10, 2024, the Town of Cochrane approved the Area Redevelopment Plan for Rolling Trails. Canopy Lands is now working to create a Neighbourhood Plan that aligns with the Town’s vision and plans for growth.

ABOUT CANOPY LANDS

Canopy Lands is a real estate asset management and development firm, created by industry leaders Schickedanz West and Tulum Development. Schickedanz West’s many decades of property development experience has resulted in hundreds of projects across North America, while Tulum has developed more than 5,000 acres in greater Calgary. Combined, the team brings 71+ years, of direct industry expertise.

Canopy partners with land and property owners to provide profitable and market viable turnkey real estate solutions. It’s mission is to meet the needs and goals of its clients, investors and landowner partners through its professional and responsive management team.

WHY NOW

WHY ARE WE PLANNING NOW?

By developing a “big picture” comprehensive redevelopment strategy for the lands, the landowners (led by Canopy Lands) will ensure a direction of redevelopment that:

Establishes a collective vision for the land

Provides certainty

Avoids uncoordinated, fragmented development

Ensures alignment with the Town’s vision and principles

Facilitates seamless integration of future development into the greater community of Cochrane

Meets the needs of a growing and changing Town through considerations such as amenities, transportation options and open space

Provides housing types that are not presently available elsewhere in Cochrane

WHAT IS AN AREA REDEVELOPMENT PLAN ?

WHAT IS A NEIGHBOURHOOD PLAN (NP)?

A Neighbourhood Plan is designed to provide the framework for the development of a neighbourhood. It will define the layout of the neighbourhood, the placement of parks or green spaces, and transportation and servicing needs. Refining the NP is an iterative process. Canopy Lands is working to ensure the NP will compliment the Town of Cochrane’s vision.

PROJECT UPDATE | June 2024

UPCOMING EVENTS

Past Events

On June 26, 2024, Canopy Lands hosted a Public Information Session to share the first Neighbourhood Plan concept.

There were approximately 35 people who attended. Project team members were present to answer any questions. Feedback forms were available to collect thoughts or questions.

The project will be presented by Town Administration at the Committee of the Whole meeting on June 5, 2023. Committee of the Whole meetings are open to the public and are held in Council Chambers at the Cochrane RancheHouse.

The Committee of the Whole is not a Public Hearing. It is an opportunity for the Town Administration to provide an update on the project, answer questions and receive feedback from Council prior to the Public Hearing process.

On March 15, 2022 Canopy Lands hosted its second Open House to share information and collect comments on the revised ARP.

Approximately 35 people attended the event. An online survey was also available from March 16-31. 87 surveys were completed.
